Staging Your Home: Create a Space That Sells

Staging your home can make a pretty significant difference in the selling process…in more ways than one. We’ve seen it first hand (a thousand times over, actually): properties that are well-staged usually garner more attention (be it online or for an open house), sell more quickly, and they can often sell for a higher price than those without. 


Not everyone needs to stage their home, of course, but it’s an incredibly effective option for properties with no current occupants, newly completed builds, or anyone who feels as though they could use a bit of help where furniture and overall aesthetic are concerned.


 

Whether you stage your own home or get some professional help, here are a few things worth keeping in mind if you’re hoping to stage to perfection and attract the right potential buyers…


1. Understand the Goal: Ultimately, your objective here should be to highlight your home’s strengths and enable potential buyers to envision themselves living inside. Simply do what you can to present your property in its best possible light. Make it shine.


2. Focus on Hot Spots: Buyers are often most influenced by the kitchen, living room, and primary bedroom, but they also love a cute bathroom. As you employ the following steps, keep your focus on these impactful areas. Then, time allowing, you can move on to the other parts of your home to make sure everything feels clean and congruent.


3. Clean and De-clutter: Excess clutter can keep people from seeing the space itself, rather than your belongings. Do what you can to clean and organize: remove unnecessary items from countertops, put away coats and shoes, and hide cords.


4. Put it in Neutral: We’re all for utilizing color that represents your personality and preferences. That said, a clean palette can often appeal to a broader audience and help potential buyers imagine how they would personalize the space to their tastes. Example: imagine your least favorite color…now imagine it splashed all over the walls of a home you might otherwise love. 


5. Highlight the Goods: Try to draw attention to the home’s best features. Have a gorgeous fireplace or big, beautiful windows? Arrange your furniture or create little seating areas to take full advantage. Small vignettes that grab attention can be an effective way to enhance the really good stuff. 


6. Light to Your Advantage: Good lighting is kind of…well, it’s everything. Use natural light sources wherever possible, but consider how your space feels with the right artificial light. Lamps and dimmers can effectively create a relaxing mood in your home, but make sure to avoid spaces that are too dark. You want folks to feel welcome and comfortable.


7. Stand Back and Adjust: Once you’ve finished, evaluate it all from a buyer’s perspective, and do your best to take your personal design preferences out of the equation. Make the necessary adjustments to ensure that your home is leaving an impression.
