Salt Lake City Neighborhoods: Wasatch Hollow

Tucked into an area of Salt Lake known for picturesque streets, small businesses, and access to many of our city’s outdoor recreation points, Wasatch Hollow is a small neighborhood that packs a big punch.

The north and south boundaries of the area run parallel to 1300 and 1700 South, while 1300 East marks the western side and 1900 East the northern. Naturally, Wasatch Hollow also includes the much smaller 15th & 15th neighborhood, the epicenter of which touts a small, locally driven, commercial district. In other words, residents of this area are very well-seated for access to some of our city’s best food.

Wasatch Hollow Neighborhoods & Local Businesses

With roots going back to the early 1900s, Wasatch Hollow became a community in the more official sense sometime around the 20s, when homes started popping up in the area, though relatively sparsely. As of today, it has a population somewhere between 3,500 and 4,000 residents, many of whom have lived here their entire lives, according to the WH Community Council website. Some folks recall a wide-open area in the 30s and 40s where they could freely explore the “gully,” known today as the Emigration Creek corridor and Wasatch Hollow Preserve. Given protection status in 2013, this 11-acre slice of nature cutting through suburbia surrounds and includes the Emigration Creek as it flows through our valley from the canyon. A natural spring, pond, trails, and native vegetation provide an open space for community exploration today where once pioneer encampments existed. In the 1980s and 90s, this green space was threatened by further development, but residents fought to save the area, and it was given protection status in 2013.

The neighborhood is canopied in massive trees, lending something of a storybook feel, similar to that of Yalecrest, Bonneville Hills, and other neighborhoods on the lower east bench of Salt Lake. Just blocks away, at the aforementioned commercial node of 15th & 15th, residents of Wasatch Hollow can enjoy the perks of established and local small business: King’s English Bookshop (here since 1977), Caputo’s Market & Deli, Finca, Mazza, Encanto, and Sweetaly Gelato all lend diverse options for a meal or something to do. Also very near are Harmon’s Emigration Market, Nomad East, Jolley’s Corner, and—just a few blocks to the east—everything that Foothill Village has to offer.

Wasatch Hollow Home Prices

Many of the architectural styles found in the Wasatch Hollow neighborhood date somewhere between the 1920s and 1950s, but you’ll find the same diversity in style here that’s found in many different neighborhoods of Salt Lake City—everything from modern, new builds to Victorian homes, Craftsman-style, Tudors, cottages, and bungalows dot the tree-lined and established streets. Here, you’ll find mostly well-manicured yards, and, as with many east-side districts, home values have soared (quadrupled, in fact, between 1970 and 2010), making this neighborhood affordable to fewer and fewer folks. A current snapshot of available inventory in Wasatch Hollow serves as a microcosm of the broader housing market, with a range of $779k to $1.73M.
