Our Agent Predictions for the 2025 Salt Lake Real Estate Market

There are plenty of adages about when it’s best to consider purchasing a home. “The best time to buy a home is when you can afford it,” for example…or the ever-popular “Don’t wait to buy real estate—buy real estate and wait.” One reflects the idea that markets fluctuate and timing is unpredictable—but what matters is whether you're financially ready. The second emphasizes the long-term nature of real estate investment over trying to time the market perfectly (in other words, the longer you hold onto a property, the more likely you are to see value growth). 


Either way, knowing when is the best time to jump into the market can be dizzying. Ultimately, we try to encourage our clients to focus on their personal circumstances and long-term outlook, no matter how the real estate landscape looks. Predicting the perfect moment to buy in any market is extremely difficult…but we’ve seen the belly of the beast, and we do have a few thoughts.


So how do we think Salt Lake's 2025 real estate market is going to look? That's a great question...


We asked each of our agents for some loose predictions considering things like the interest rates, inventory, local market trends, client interaction, and broader economic factors. We can’t predict the future…but we’re certainly happy to discuss the possibilities with you.


 

  1. Keni Nelson: I believe 2025 will see a steady, more balanced market. Some properties will still get multiple offers, but we'll see a continued settling generally, with buyers being more in the driver's seat than in the last few years. They’ll have more inventory options, which allows them to be more discerning when making selections. However, sellers shouldn't worry too much. Home prices are still increasing year-over-year, just at a more steady, reasonable rate of 2-3%.


  2. Kayla Bobzien: I'm anticipating 2025 will look pretty similar to 2024. Stable inventory and rates, but purchase options will still be unique to each situation. My advice is to get informed and stay updated on the current market and position yourself to make decisions that best support your specific needs—I’m happy to help!


  3. Melissa Lipani: I think 2025 will be stable. We still have a steady inflow of folks clued in to how awesome SLC is, and I'm hoping we'll see a little more inventory so buyers have more options and don't have to be so scrappy and competitive (but hey, if not, we know how to be scrappy and competitive). Even if the market does balance out a bit more, I believe that sellers will continue to do very well!


  4. Camilla Granasen: Come Spring, I think it'll be nuts. Anticipated lower rates, the usual Spring market competition, and pent-up demand and sales. Get ready for it by coming and chatting with us!


  5. Leigh Anne Bernal: Well, 2025 will be either crazy or not…and while I expect the former, it just might be the latter. I’ve learned to take it as it comes and keep my focus on my clients’ best interests. It always works out!


  6. Liz Elias: I think that the SLC housing market will continue to increase in value with high demand and lower-than-normal listings. People that got low interest rates in 2020/2021 aren't selling, so there will continue to be a lower amount of homes on the market vs the demand.


  7. Zach Hansen: 2025 is going to be a banger of a year! Interest rates are palatable, and I’m hopeful it’ll bring a lot more inventory. I think people are ready to make moves, and I’m here for it!


  8. Ross Brookham: My prediction would be more of the same. I think rates will remain over 6%, low-ish inventory, and steady prices. But then again, it’s the real estate market, so who knows!


  9. Candace Fite: Post election world…it’s different, and I imagine people are a little unsure. I would encourage people to invest in themselves—make sure their home is what they want and where they want. Having solid ground to stand on is important in uncertain times, and it gives us the opportunity to offer help when people we love might need it.
